Worked example

Rent of $1,500, moving in on March 16.

  1. March has 31 days, so the daily rate is 1,500 ÷ 31 ≈ $48.39.
  2. Days charged: March 16–31 = 16 days.
  3. Due: 48.39 × 16 ≈ $774.19.

Result: The prorated first payment is about $774.19.

Frequently asked questions

Do all landlords prorate this way?

Most use actual days in the month, as here. Some leases use a flat 30-day month or charge from the day before move-in; your lease controls, so check its wording.

What if I move in on the 1st?

Then the prorated amount equals a full month’s rent — there is nothing partial about it.

Does proration apply when moving out early?

Only if the lease or local law provides for it. Many leases hold the tenant to the full final month unless the landlord re-rents the unit.
